The renovation story

This character home on Alexandria had been largely untouched for decades. The kitchen was closed off behind a structural post, the bathrooms were dated, and the backyard was disconnected from the house with an old timber deck in poor condition.

The brief was clear: open up the kitchen, modernise all three wet areas, and create a proper outdoor entertaining space connected to the living area.

We removed the internal kitchen post to create a single open-plan kitchen, dining, and living space. The new shaker-profile kitchen wraps around three walls with a breakfast bar for casual seating. Underneath the stairs, we built a walk-through pantry with open shelving to maximise storage in a space that was previously unused.

All three wet areas were stripped back to the frame. New waterproofing was applied to every surface (shower recesses, bath surrounds, floors, and perimeter flashings) before tiling. The main bathroom features a Decina freestanding bath with a frameless screen, while the ensuite focuses on a generous walk-in shower with subway tiles and a recessed niche.

The existing timber deck was removed and replaced with a new spotted gum deck on a treated pine frame. We added an open riser staircase with steel stringers leading down to new travertine-style pavers across the entire backyard. Retractable flyscreens were added to the existing doors and windows, and the connection between living room and deck creates indoor-outdoor flow that didn’t exist before.

Inside, all timber floors were sanded back and refinished, new carpet was laid throughout the bedrooms, and the entire interior was repainted. The result is a home that feels open, connected, and thoroughly modern while retaining its original character.

FAQs

Common questions about this project

Answers to the most common questions about this renovation, including costs, timelines, and materials.

How much did this Alexandria renovation cost?

The total project cost was in the range of $200,000 to $250,000. This covered the kitchen and pantry joinery, three wet area renovations (main bathroom, ensuite, and WC), a new spotted gum deck with open riser staircase, travertine-style pavers to the backyard, retractable flyscreens, full internal painting, timber floor sanding and refinishing, new carpet, and a master bedroom wardrobe fitout. The range reflects selections made during the design phase for tiles, fixtures, appliances, and stone benchtops. For a breakdown of how kitchen and bathroom costs work, see our kitchen cost guide and bathroom cost guide.

How long did the renovation take?

The full renovation took 12 weeks from demolition to handover. Demolition and rough-in trades (plumbing, electrical) occupied the first 3 weeks. Kitchen joinery, wet area tiling, and waterproofing ran through weeks 4 to 8. The deck, pavers, painting, floor sanding, and carpet were completed in the final 4 weeks. For more detail on how bathroom timelines work, see our week-by-week bathroom timeline.

Did the homeowner live in the property during construction?

No. With all three wet areas and the kitchen being renovated at the same time, the homeowner vacated for about 6 weeks. It is possible to live around this type of renovation by either staging the works (completing one room at a time) or bringing in portable kitchens and bathrooms. Staging the works can cost more because trades need to return to site multiple times. We talk through all of these options during the free planning call.

What tapware and fixtures were used?

All three wet areas feature ABI Kingsley tapware in brushed nickel, including mixer and spout sets, round shower heads, hand showers, and shower diverters. The main bathroom has a Decina Carina 1525 island bath with a frameless bath screen, and a Kiva semi-inset basin. Toilets are Caroma throughout. Vanity benchtops are 20mm AC Stone Cotton Ice to match the kitchen. For help choosing fixtures, see our bathroom fixtures and tapware guide.
